House Rules

General Requirements

  • All guests (and their visitors) must comply with all House Rules and any other instructions from the Property Manager, ART Property Management, during their stay.
  • Guests must notify the Property Manager of any disputes or complaints from neighbors as soon as reasonably practicable.

Noise and the Neighborhood

  • Our vacation rental could border remote country and, on rare occasions, bears, mountain lions, and other dangerous wildlife animals are known to be spotted. Please ensure you are always aware of your surroundings. Management will alert guests of any recent sightings.
  • Most of our vacation rentals are suitable for children. Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance cause to other residents in the neighborhood.
  • Guests and visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties, especially during quiet hours of 10pm to 7am, and upon arrival and departure.
  • Excessive noise is prohibited at all times and may result in termination of the vacation rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit or result in charges billed to Guest.

Visitors

  • Guests are allowed visitors between the hours of 7am and 10pm during their stay.
  • Any additional overnight visitors must be approved in advance during the booking process and are subject to an additional fee as noted in the price.

Functions

  • Parties and large gatherings of any kind are strictly prohibited.
  • Small gatherings must be pre-approved by manager. Any small gathering must comply with other rules set regarding noise, the neighborhood, and visitors.

Parking

  • Guests and visitors are to comply with parking regulations and other requirements and show consideration to neighbors and other vehicles. Parking is available in the driveway or in the garage if applicable. No parking is permittable on streets unless we explicitly notify you that you can.

Garbage and Recycling

  • Guests and their visitors are to dispose of Garbage and Recycling in the allocated trash cans, and excess rubbish must not be left in public or common areas. Please place garbage in bins or in the allocated can in the garage. DO NOT throw loose garbage in bins without a bag, it is too difficult to dispose of and makes the can dirty and smell, we try to do our part to prevent the attraction of dangerous wildlife.
  • If there is no specific can for recycling it can be left in a bag separate next to the bin in the garage.
  • Garbage collection day will be disoclosed in your agreement. If you want to have your trash taken during your stay, please put the can on the curb at the scheduled times.

Security

  • Any time guests leave the Vacation Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage.
  • Guests must switch off lights, air conditioning, fans, electronics such as televisions when not in use to promote energy saving.

Patio and Outside Area

  • Guests must always supervise babies, children, and pets when using Deck, Patio, and Backyard areas.
  • Guests are welcome to use the firepit where available and when not under a ban by the county/state. If you are unsure if there is a current fire ban in place, please contact Management.
  • Firewood bundles are not provided but may be purchased at almost every convenient store or home improvement store.

Smoking

  • Smoking of any kind, including vaping, is NOT permitted in or near the vacation rental. Vaping or Smoking, including for medicinal purposes, must be outside at least 25 feet away from all doors, windows, and garage doors.
  • Butts must be disposed of properly and not thrown on property grounds. Guests are responsible for providing their own cigarette butt disposal device and shall NOT dispose of them in the garbage inside the unit(s).

Pets

  • Pets are permitted upon prior written approval from the Manager. Guests are responsible for any damages from their pets.
  • Pets must be kept off the furniture.
  • Pets must be kenneled at all times when left alone in the home.
  • Per HOA and local regulations, Pets must be on a lease at all times outside of the fenced yard.
  • Pet waste must be picked up by owner, regardless of location. Owner is responsible for cleaning up after their pet(s) in the backyard and will be charged for lack of clean up.

Barbecue

  • If the property has either an electric or charcoal grill, it must be used outside only.
  • Guests are responsible for cleaning the grill after every use, failure to do so will result in additional fees.

Deliveries and Mail

  • Our vacation homes are not set up for USPS mail. Please do not have mail sent to the home.
  • Management does not guarantee deliveries to this home, Guests should arrange for “hold for pickup” deliveries to a local Walgreens, UPS Store Location, FedEx Store Location, etc.

Damages and Breakages

  • Guests are responsible for all damages and breakages during their stay. All damages and breakages must be reported to the Manager as soon as reasonably practicable. Failure to report them will likely result in a charge to the guest or a deduction from their security deposit.
  • To avoid damages and breakages, no furniture is to be moved from one room to another without prior agreement.
  • No bathroom towels are to be removed from the property. Towels, pool towels, and lake towels are provided for outdoor use.
  • If you wish to wash your linens, DO NOT wash white linens with colors. All white linens must be washed separately. Damaged linens may result in an additional charge or deduction of your security deposit.
  • Please use appropriate “Make-Up” towels or the provided wipes for make-up removal. Do not use white linens for make-up removal.

Check-out Arrangements

  • Please leave garage door opener on the counter when you check out.
  • All doors and windows must be closed and locked upon check out.
  • Please place all garbage in bins or in large bin in the garage. Do not throw loose garbage in the garage bin, it makes it dirty and smell.
  • Leave bed linens on the bed for housekeeping. All linens are professionally laundered so you do not need to start a load upon check out.
  • Place dirty dishes in the dishwasher and start it.
  • Clean BBQ grille if it was used.
  • You do not need to clean but please remove, dispose of, or place in a location for easy removal of, any items you do not need upon check out.

Compliance

  • Breach of any of these House Rules is a break of the Terms and Conditions of occupancy as per the Rental Agreement.
  • Manager reserves the right to charge to Guest any excess cleaning charges or damages caused by Guest(s), their visitors, children, or pets.
  • The Owner and Manager reserve the right to terminate permission to occupy and to evict from the home, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community.

Cancellation

  • If given less than 30 days notice, but more than 14 days notice, 50% of the initial payment will be forfeited.
  • If given 14 days or less notice of cancellation prior to the reservation date, 100% of the initial payment will be forfeited.
  • Management reserves the right to cancel the rental agreement with 30 days notice provided to Guest.
  • If a cancellation does occur on behalf of Management, all monies shall be returned to Guest.
